Who it suits
Sangotedo starts just east of Ajah and runs to Abraham Adesanya. It is dominated by Novare Mall (Shoprite anchor, Filmhouse cinema, food court, big-box retail) and a rash of newer estates — Lekki Gardens, Fara Park Sangotedo, Amity Estate. Accommodation is almost entirely short-lets, most of them under three years old, and the prices are among the best value on the peninsula for build quality.
It suits families visiting for weddings or events in the new venues around Novare, remote workers who want a properly quiet and new-build stay, and anyone whose Lagos trip is centred on Ibeju-Lekki (Free Zone workers, beach resort visitors) since it cuts 45 minutes off the daily drive.
Who it does not suit
Visitors who want Lagos energy — Sangotedo is quiet in the way an American suburb is quiet, and if that is not what you came for you will be bored by day two. Anyone with Victoria Island commitments — the drive is 55 minutes off-peak, well over two hours in traffic.
It also does not suit anyone without a car or comfortable using Bolt. Distances between an apartment and a shop can be 2km, and walking along the expressway shoulder is unpleasant and unsafe.
What is within walking distance
Depends on which estate. From Novare-adjacent apartments you can walk to the mall (Shoprite, KFC, Filmhouse, Domino's, a pharmacy, a Med Plus), a Cafe Neo and a couple of local restaurants. From estates further off the expressway, walking distance means the estate's own commercial strip — usually a mini-mart, a bar and one or two chophouses. Little beyond.
